Nestling in the small hamlet of Moorhayne just outside Yarcombe in the East Devon Blackdown Hill Area of Outstanding Natural Beauty. A quiet rural location surrounded by countryside, yet conveniently close to the A30, A303 and just twelve miles south of the M5 at Taunton.
Once part of a working farm and used as a cider barn and now a holiday let, the property has recently been fully refurbished internally and has a good standard of accommodation which include a modern fitted kitchen, a log burner and a four poster bed.
For those wishing to explore the more rural country roads, there are plenty of attractive villages, pubs, interesting places and gardens to visit. There are many cycling tours and country walks to enjoy, and trout fishing is available in Yarcombe. Further afield, in about an hour you can be on Dartmoor or Exmoor.
Being in East Devon yet conveniently close to West Somerset and Dorset, there are plenty of countryside, beach, village and town locations to explore and enjoy at your leisure.

There is off road parking by the cottage for two cars.

The self-contained property is ideal for two people and has a small room which could be used for an infant or as a study to keep up on the internet.

The Blackdown Hills are a range of hills along the Somerset-Devon border in south-western England, which were designated an Area of Outstanding Natural Beauty (AONB) in 1991.
There is evidence of human occupation since the Iron Age. Fortifications include the remains of ancient hill forts, Norman motte-and-bailey castles and Second World War airfields. There are also religious buildings such as Dunkeswell Abbey and village churches.
Exeter is a cathedral city with a population of 129,800 (mid-2016 EST).
The city is located on the River Exe approximately 36 miles (58 km) northeast of Plymouth and 65 miles (105 km) southwest of Bristol. It is the county town of Devon, and the base of Devon County Council.
In Roman Britain, Exeter was established as the base of Legio II Augusta under the personal command of Vespasian.
The Jurassic Coast stretches from Orcombe Point near Exmouth in East Devon to Old Harry Rocks near Swanage in East Dorset, a distance of 96 miles (154 km). Inscribed on the World Heritage List in 2001, the Jurassic Coast was the first wholly natural World Heritage Site to be designated in the United Kingdom. At Orcombe Point, the "Geoneedle" (2002), an acute pyramidal sculpture, marks the western end of the heritage site; this is built out of fragments of the different types of rocks to be seen along the coast.
There is much to be enjoyed across these four towns. Seaton boasts the Jurassic Visitor Centre as well as the Gateway Theatre Company, The Seaton Electric Tramway and the annual Grizzly Run. The seaside town of Sidmouth hosts Sidmouth Folk Week every August which attracts musicians and music lovers from across the globe. Lyme Regis, set of 'The French Lieutenant's Woman' has The Cobb, The Marine Theatre and a sandy beach that is outstandingly popular. Please read through the following Terms & Conditions as by making a booking with us you, the Client, are entering into an Agreement with Clive and Paula Stone, the Owners of Apple Cottage for a short term holiday rental. This Agreement is effective when the Owners issue a confirmation letter to the Client. This will normally be by e-mail. This Holiday Rental Agreement is not an assured tenancy nor does it give rise to a statutory periodic tenancy.
The price of the accommodation is inclusive of - bed linen, hot water, electricity, bath and hand towels and tea towels For a stay longer than one week, clean bed linen and towels will be provided mid holiday
Log burner fuel – from October to April inclusive two complimentary bags of fuel logs will be provided per week and additional bags may be purchased at £4 per bag of logs or £8 per basket of dried logs
Not Included - Beach towels, infants bedding
Booking shall be made on the website or in very limited circumstances, direct with the owners. Once the booking has been made there is a legal contract and the deposit is payable and non refundable unless the booking cannot be accepted for unforeseen circumstances... or it is cancelled in writing within 10 working days of the date of the booking. The deposit payable is 30% on booking, with the balance payable a minimum of 8 weeks prior to arrival. Deposits paid within 8 weeks of the arrival date are not refundable unless the accommodation is not available. For bookings made within 8 weeks of arrival, the full amount is to be made at the time of booking. By making a booking you are agreeing to these Terms and Conditions. Payments can be made direct into our bank account, details on booking form. We do not take payment by credit card. The only people permitted to stay or sleep in Apple Cottage or on the property are those people specifically named on the booking form.
When a booking is confirmed, directions will be forwarded and arrangements advised for collection of the keys to the property
Please arrive no earlier than 4pm on the day of your arrival, unless otherwise agreed in writing by us
Should you anticipate arriving late at night, please let us know and we will make suitable arrangements
Please ensure that you vacate the property and have it ready to hand back to us no later than 10am on the day of departure. With limited time to carry out housekeeping in readiness for our next guest and we would ask for your cooperation in this.
Upon arrival you will be given an inventory and asked to check this and report any discrepancies to us within two hours of arrival
We take great pride in the condition of our property and the contents and hope that you will also take good care of these during your holiday. You are responsible and liable for damage and breakages which you cause to the property or the contents. We would ask that any damages or breakages are reported to us as soon as they happen so that we can attend to these as soon as practicable. We would usually not charge for a minor item, for example, touching up a small mark on the paintwork. It is required that you leave the property and contents in the same tidy and clean condition as it was when you arrived. This will greatly assist us to carry out the ’housekeeping‘ and inventory checking between lets.
Accidents can happen and in order to keep the holiday prices realistic we do not build in a sum to cover breakages and damage, however we do require a £100 deposit to cover such occurrences, We will notify you in writing by e mail should any deduction be necessary from your deposit, otherwise the deposit is fully refundable within 4 days of leaving if no damage or losses are identified during the inventory checking. ( We have let property for over fifteen years and during all that time only two small chargeable items were agreed with tenants and deducted from their deposits. All other deposits were fully and promptly refunded ) It is your legal responsibility to reimburse the Owners for the cost of replacing missing or damaged items and excess cleaning and to reimburse the Owners if this cost exceeds the £100 deposit.
The use of the accommodation is entirely at the risk of the Client and the Owners accept no responsibility or liability for any accident, injury, loss or damage to any person in the Clients party or any of their visitors, nor for any injury, damage or loss to any of Client’s belongings, possessions or vehicles that may be incurred or be suffered, arising out of or connected with the holiday rental
If you have to cancel your holiday, please advise us straight away and if we are able to re let your holiday the ‘balance’ payable, if paid will be refunded, less a £25 administratiom fee and any reduction we have given for a ‘last minute offer’. The deposit is not refundable in any circumstances if the cancellation takes place within 8 weeks of arrival. We would advise you to take out your own holiday cancellation insurance should you wish to cover these circumstances.
In the event that, after booking, your accommodation becomes unavailable on these dates for reasons beyond our control, we would ask if you could provide us with alternative dates.
In the unlikely event of a breakdown in an item of equipment or service, we will endeavour to repair or replace within 48 hours (excluding Sunday) wherever possible. No liability for loss or loss of use due to a breakdown will be accepted by the owners during this 48 hours. In any event the owners liability shall be a maximum of the sum paid for the holiday rental
The Client is to take all reasonable care of the property, services, fittings, contents and outside furniture. At the end of the rental period the Client is to leave everything clean and tidy and in the same condition and state of repair as it was at the start of the rental period. On leaving all recycling and rubbish should be placed in the outside bins provided for this purpose. Local Authority collections are made on Wednesdays and with your permission we may empty your external bins on Tuesdays.
We are unable to accept responsibility for any items left behind in our property. If you realise that something has been forgotten, please let us know and we will try to find it for you. If we locate something that has been left behind we will contact you and agree the return of the items to you. Anything found, unclaimed or not returned will be disposed of two weeks after the departure date.
Prohibited - Smoking within Apple Cottage, Pets, Fireworks (nearby thatched roof on three properties)
We do hope that you enjoy the benefits of staying in the countryside but also accept that rural life does come with associated agricultural activities, wildlife and other aspects of nature.
The owners do not accept any responsibility or liability for the suitability of the property particularly in respect of mobility or health matters. Should you have any particular requirements or concerns, please raise them on your Enquiry form prior to booking so that we may consider this further.

The approach to the cottage is via a short private drive and guests can park two cars off road at the front of the property.
Surrounded by countryside with many woods, coastal paths and numerous public footpaths and with attractions for all interests, there are plenty of interesting places to visit with many local pubs, restaurants, farms, tea and coffeeshops.
Conveniently situated for the Jurassic Coast, the beaches of Charmouth, Lyme Regis, Seaton, Sidmouth and Exmouth are not far away.
The Cathedral City of Exeter, the Somerset county town of Taunton and the market town of Honiton are all within easy reach.
For those wishing to explore the more rural country roads, there are plenty of attractive villages full of pubs and other interesting places to visit and country walks to enjoy in an area very popular with walkers.
